The Long-Term Rental
Partner Built for
the Full Buildout.
A master-planned community keeps equipment on the ground for months at a time — across phases that overlap and a schedule that shifts. The economics of a long-term rental are nothing like a single-project engagement, and your vendor needs to understand that.

The Buildout Model
Long-Term Equipment Rental
for Developers & Homebuilders
Texas leads the nation in new subdivision development, and a master-planned community buildout is a fundamentally different kind of job. It isn’t a machine for a week — it’s a fleet on the ground for months, moving between land clearing, grading, utilities, and lot delivery as sections come online. Several phases run at once, and the schedule rarely holds exactly as drawn.
That changes what you need from a rental vendor. A day-rate relationship built around a single machine and a single project doesn’t fit a buildout that spans a full year. You need agreements that flex with your phase schedule, equipment that stays staged on-site, and site services that scale as lots deliver to builders — all managed through one point of contact instead of four separate vendors.
That’s the model we’re built for. We structure long-term rental agreements around your phase plan, bundle site services with equipment delivery, and keep machines on-site so your land clearing and grading crews aren’t waiting on a yard in another county.
What We Bring To Land Development Projects
Equipment, Phase by Phase
What a Buildout Needs,
and When It Needs It
A master-planned community moves through the same phases every time — and on a large site, several of them run concurrently. Here’s what each phase demands, and what it costs when the equipment isn’t there.

Raw acreage has to be cleared before anything else happens — timber, brush, and existing structures come down, roots are grubbed out, and debris is hauled off to open the site for earthwork. On a large tract, clearing runs section by section, staying ahead of the grading crews working behind it. When it stalls because a machine is down or a hauler is late, every crew scheduled behind it stalls too — the momentum of the whole buildout is set right here.
Cut and fill to design elevations, balance dirt across the site, establish drainage, and build the pads every lot depends on. Grading sets the schedule for everything vertical that follows, and compaction has to hit spec or lots fail inspection. On a subdivision, that kind of rework doesn't happen once — it multiplies across hundreds of pads.
Trench and install water, sewer, storm drainage, and dry utilities before the streets go in. This is the buried critical path — everything above ground waits on it being finished and inspected. A machine down mid-trench with an open excavation is a safety and schedule liability you can't leave sitting overnight, which makes field-repair speed the whole game in this phase.
Build subgrade and base, set curb lines, and prep road sections so the paving crews can move in on schedule. This phase hands off directly to a subcontractor working a tight window. If your grading and roller equipment isn't ready when the paving crew arrives, you pay for their standby time out of your own margin.
Final lot grading, builder pad prep, and site services staged for the vertical crews as homes go up section by section. As lots deliver to builders, the site services scale right along with them — and one vendor handling both the equipment and the site services keeps a phased delivery from turning into a logistics problem across dozens of active lots.
The Fleet for This Work
Land Clearing & Site Development Equipment
Excavators
Clearing, mass excavation, utility trenching, and final lot grading — from full-size machines down to compact units for tight lot spacing.

Skid Steers & Track Loaders
Maneuverable site work, backfill, and material handling — the workhorse that moves between phases and lots all day.

Drum Rollers & Compactors
Hitting compaction spec on pads, subgrade, and utility trenches — the difference between a passed inspection and a subdivision’s worth of rework.

Wheeled Loaders
Moving dirt, base, and material across large grading operations where volume and cycle time drive the schedule.

Water Trucks
Dust control and moisture conditioning across open acreage — a compliance and compaction necessity on any active clearing or grading site.

Site Services
Portable restrooms, dumpsters, storage containers, and temporary fencing — staged per phase and scaled as lots deliver. See all site services →

On Every Buildout
What Every Developer
Gets From Us
A months-long relationship only works if the fundamentals hold every single day. These four are in every engagement — they’re not add-ons, they’re the model.
In-House Transport
We own our trucks and employ our drivers. Every delivery, relocation, and swap across your buildout is controlled by our team — no third-party carrier, no accountability gap.
24/7 Mobile Repair
Mobile mechanics dispatched to your site, any hour. Staged equipment stays running on the job — the wrench comes to the machine, not the other way around.
Late Model Fleet
Low-hour machines maintained to manufacturer spec, Tier 4 Final compliant. Reliability matters more, not less, when a machine is on your site for months.
One Point of Contact
Equipment, site services, delivery, and field support across every phase — one number handles all of it. You’re not managing four vendors across a year-long buildout.
The Long-Term Relationship
A Buildout Is Measured
in Months, Not Days.
The economics of a long-term rental are fundamentally different from a single-project engagement. When a fleet is going to be on your site for the better part of a year, the rate structure, the logistics, and the service model all have to be built around that reality — not bolted on to a day-rate contract.
We structure agreements around your phase schedule, keep machines staged on-site, and bundle site services with equipment delivery — so your clearing and grading crews aren’t waiting on a yard in another county, and you’re managing one relationship instead of a stack of separate invoices.
• Long-term monthly agreements that flex with your phase schedule as the buildout shifts
• Machines staged on-site across overlapping phases — no round-trips to a distant yard between tasks
• Site services bundled with equipment delivery — one order, one point of contact, one invoice
• 24/7 on-site mobile repair keeps staged equipment producing throughout the whole engagement
• One dedicated contact who knows your project across every phase and section
Why It Works for the Long Haul
What You Get.
However Long the Buildout Runs.
The reason a developer chooses a rental partner isn’t geography — it’s whether that partner can be relied on across months of overlapping phases. When your draw schedule, your builder commitments, and your delivery dates all depend on equipment being where it’s supposed to be, you want a company that understands your needs.
One call handles your equipment, site services, delivery, and field support — for the life of the project, not just the first mobilization. No juggling vendors across a year-long buildout. No re-explaining your phase plan to three different dispatch centers. No crews standing idle because a machine went back to a yard in another county between tasks. One team. One long-term agreement that flexes with your schedule. Accountable from land clearing through final lot delivery.
